Development At Clark Weightman we have experience in the entire process of premises development and can manage this on behalf of the practice as an 'employers agent'. This includes management of the design and construction, agreement of lease terms and overseeing practical completion of the new building. Two of our Directors previously worked for the District Valuer`s office and specialised in this field prior to joining Clark Weightman.
If a GP practice does not wish to develop its own surgery, we can identify and negotiate with experienced developers. This enables us to deliver new premises that are suitable for use as a surgery and ensure that the interests of the GP practice are protected. We can provide specific advice on the following: - site acquisition and town planning
- forecasting of build costs for proposed primary care buildings
- guidance on appropriate size of proposed surgeries and negotiation on behalf of the practice with the NHS Trust and District Valuer
- valuation advice for secured lending purposes
- forecast investment valuation of the completed project
- implications of NHS Estates Planning and Design Guidance for Primary Care Buildings
- building specification and room data sheets. In addition to understanding the technical requirements of new surgeries, we also possess in-depth knowledge of the implications of related matters. These include infection control, DDA, patient confidentiality and patient access
- lease and agreement to lease terms. At Clark Weightman we will ensure that these documents include the terms required to protect the best interests of the NHS and the particular practice
- ensuring the current market rent properly reflects all responsibilities appropriate for reimbursement as defined in the nGMS contract. we are focussed on ensuring that ongoing maintenance costs are minimised. This is only possible due to our detailed knowledge of the premises and understanding of how to apply this knowledge to achieve the best results.
Our experience in a wide variety of schemes has enabled staff to develop a comprehensive understanding of the whole process. This ensures that we have the necessary skills to represent practices in negotiations with developers, NHS Trusts and the District Valuer when appropriate. |
